Thank you so fuckin' much, you're an angel!
If you keep missing her, you can do two things to get there more quickly:
1) Use the "fast exit" mechanic by double-clicking doorways. You skip right to the next area with no walking.
2) There are two routes to the backyard, and one is way shorter.
The longer way is via the hospital room - probably what most people try. Unfortunately you have to walk the entire length of the room to get to the back door, which may eat up just enough time to miss the nun.
To shorten that time, you can access the beach via the front door in the lobby. The veeery left of the courtyard screen connects to the backyard. Walk past the graves while spam-clicking the lower left corner, and you'll jump to the beach before you even reach the fence.
This consistently works for me. So assuming you "fast exit" every location and use the front door route, you should beat the clock no problem.
Im sure if the others who quit from this achievement find the same patience i did, they´ll find this short guide very but very helpul.
And yeah, I am pretty sure the key to it is to be super fast about following the nun because I think the time factor is what determines if she will be there, or only her robes.
